Buyers

Why use a Realtor at all?

As a Professional Realtor, I have the knowledge, the access to information and the negotiation skills necessary to help you find your ideal property, at the best possible price.  I routinely study the housing market, current housing trends and general economic conditions, in order to help you make an informed decision.

When buying a home you're choosing so much more than a place to live. You're choosing a lifestyle and an investment in your future.  Your home impacts your quality of life, the hours you spend at work, the schools your children attend, and the activities that you choose to engage in.  Getting the right advice makes a world of difference!

Purchasing a property has many legal and contractual obligations.  It is my job to guide you through this process.  Although I cannot offer legal advice, my knowledge of the process can protect you from costly pitfalls.

Buying on your own?

Purchasing any property is a major decision.  Without access to market information and sound advice, you really are on your own.  Buying a home should be an educated decision.  An uneducated purchase can cost you thousands, well beyond the cost of commission.  Protect your interest, add to your negotiation power, don't go it alone.

What will I do for you?

  • I will guide you in finding the right location and the right property.
  • I will provide you with the information necessary to make a value decision.
  • I will prepare the 'agreement of purchase and sale' for you.
  • I will protect your interest in the 'agreement of purchase and sale'.
  • I will use my knowledge and experience to negotiate on your behalf.
  • I will follow-up with the necessary details to ensure that your agreement becomes firm and binding.
  • I will provide you with information about government sponsored programs.
  • I will provide 3rd party referrals when needed.
  • I will work hard to ensure your experience with me is positive and stress free.

Buyer Agency Agreement?

This agreement can protect you the Buyer. It will ensure that the relationship between you and your agent is perfectly clear and that the agent working with you is also contractually obligated to work for you.

Did you know that when purchasing directly from the listing agent, the listing agent is contractually obligated to represent and protect the seller!

When you are ready to start physically viewing houses and are considering a purchase, it is a good time to review this agreement and the Agency Relationship.  Remember, if you are not committed to your agent, then he/she is not committed to you.

Agreement of Purchase and Sale?

This is the most important contract in the Real Estates Sales process.  This document is usually prepared by the Buyer Agent.  It's function is to communicate the buyers and the sellers intentions and legal obligations.  It ensures that what is offered and what is delivered is openly understood.  Many costly mistakes and misunderstandings can be avoided with proper care and attention to this very important document.  It is my job to represent your interest and protect you when preparing this document.

For more information please visit the TREB site.  It provides an excellent explanation of this form.

FINTRAC forms?

New federal regulations and money laundering laws require a Realtor to ensure the identification of their clients.  Prior to the completion of an agreement you will be asked for identification information.
