Why use me as your Realtor?


As a Professional Fulltime Realtor, I have the knowledge, the access to information and the experience necessary to help you find your ideal property, at the best possible price.  I routinely study the housing market, the current housing trends and the general economic conditions, in order to stay informed.

The GTA market is fast moving. Without knowledge and guidance you will under-bid, over-bid, bid-to-late and get frustrated.  Be prepared.  Make informed decisions.

Purchasing a property has many legal and contractual obligations.  It is my job to guide you through this process.  Although I cannot offer legal advice, my knowledge of the process can protect you from costly pitfalls. 


Should you buy on your own or use the listing agent?

Without access to market information and sound advice, you really are on your own.   An uneducated purchase can cost you thousands, well beyond the cost of commission.  Protect your interest, add to your negotiation power, don't go it alone.   

The listing agent is contractually and legally obligated to represent his/her client.  They have to get the most money for their clients and protect their clients.  Would you let the opposing lawyer represent you in court?


What About New Construction?

My Brokerage and I get many offers to purchase new construction prior to public offerings.  In many cases, not only do we get to pick the choice property, often the builder offers special incentives at these pre-sales.  Please ask me if you are considering a new construction property.

How would I pick a real estate agent?

I would pick a agent that is responsive to my needs and knowledgable of the market.  The underlying strength of any negotiation is information. The ability to figure out the market value of the property and sharing that information with you is the key to a successful decision.  Many agents don't want to do the legwork.  I will guide you in making the value assessment.

Here are the Key factors that determine the buying price:

The recently sold statistics for the area.
The Location, including general and specific.
The Property, including lot and house.
The supply and demand of similar properties in the area.
The current and forcasted economic conditions.

No two houses are exactly the same.  Therefore, the price is never exact, but a range in value, often depending on the above factors.

Buyer Agency Agreement?


This agreement protects you the Buyer and me the agent. It will ensure that the relationship between us is perfectly clear and that I am contractually obligated to represent you.  When I know you are committed to me, I can guarantee I will be committed to you.   

I value honesty and the simple straight forward truth.  This form frees us to build a relationship of trust, honesty and friendship.    

When you are ready to start physically viewing houses and are ready to purchase a property, this is the right time to review this agreement and the Agency Relationship.  


Agreement of Purchase and Sale?


This is the most important contract in the Real Estates Sales process.  This document is usually prepared by the Buyer Agent.  It's function is to communicate the buyers and the sellers intentions and legal obligations.  It ensures that what is offered and what is delivered is openly understood.  Many costly mistakes and misunderstandings can be avoided with proper care and attention to this very important document.  It is my job to represent your interest and protect you when preparing this document.

FINTRAC forms?


New federal regulations and money laundering laws require a Realtor to ensure the identification of their clients.  Prior to the completion of an agreement you will be asked for identification information.
